Safety and Security

At Hazelview Properties we take building safety and resident security very seriously. While our team works continuously to maintain a secure environment, safety is a shared responsibility—and residents play an important role in helping to keep the community safe.
Below are key guidelines and tips to help you protect yourself, your home, and your neighbors.

In Your Suite

Lock Doors and Windows

  • Make it a habit to keep your doors and windows locked when not in use.
  • Avoid leaving keys hidden outside or lending them to unauthorized individuals.

Use Your Peephole or Intercom

  • Never open the door to strangers without confirming their identity.
  • Use your intercom or peephole to screen visitors before granting access.

Secure Valuables

  • Keep valuable items out of sight from windows if you’re in a lower floor suite.
  • Store important documents, electronics, and jewelry in a secure place.

Smoke and CO Detectors

  • Do not tamper with smoke or carbon monoxide detectors.
  • Notify management immediately if you believe a detector is malfunctioning.

Fire Safety

  • Know where your closest fire exit and extinguisher are located.
  • Never block smoke detectors, sprinklers, or ventilation systems.
  • Never remove the batteries from the smoke detector without putting in a new set immediately 
  • Do not use or store flammable materials inside your suite.

Common Areas and Building Access

  • Do Not Let Strangers In
  • Only allow access to people you know or are expecting.
  • Do not hold open the main entrance for individuals you don’t recognize.

Report Suspicious Activity

  • If you see something suspicious, contact building management, the resident emergency line or local authorities.
  • Your observations can help prevent theft or unsafe situations.

Be Cautious in Elevators and Stairwells

  • If you feel uncomfortable, wait for the next elevator or use a common area with more visibility.
  • Keep common area doors (such as stairwells) closed and secure at all times.

Keep Hallways and Balconies Clear

  • Personal belongings and items should not be stored in hallways, which can block emergency exits and create hazards.
  • Avoid throwing items or cigarette butts from balconies—this is both unsafe and against building policy.

Maintenance and Safety Hazards

Report Hazards Promptly

  • If you notice a broken lock, burnt-out light, wet floor, or other safety risk, notify building management immediately.

Use Appliances Safely

  • Don’t overload electrical outlets or use damaged cords.
  • Use cooking appliances properly and never leave them unattended while in use.

Pest Prevention

  • Keep food sealed and dispose of garbage regularly.
  • Inform the office immediately if you see signs of pests—early treatment is key.

Emergency Situations

Know Your Exits

  • Familiarize yourself with your nearest fire exits and the emergency evacuation plan.

Call 911 for Emergencies

  • In any life-threatening emergency (fire, medical emergency, crime in progress), call 911 first.
  • Once safe, inform building staff or the Resident Emergency Line so we can support responders and ensure safety across the building.

Resident Emergency Line

  • For urgent after-hours issues (e.g., fire, flood, power outage, lockout), call our 24/7 Resident Emergency Line.

Be a Good Neighbor

  • Respect noise policies and quiet hours.
  • Look out for vulnerable neighbors, especially during power outages or emergencies.
  • If you’re going away for an extended time, let someone you trust know (and optionally the office).

  • Stay alert and trust your instincts—if something doesn’t feel right, report it.
  • Keep your contact information updated with the building office.
  • Participate in any fire drills or safety briefings provided by management.

At Hazelview Properties your safety, comfort, and peace of mind are our top priorities. While our building office operates during regular business hours, we understand that emergencies can happen at any time. To ensure you’re always supported, we provide a 24/7 Resident Emergency Line for urgent issues that arise outside of office hours.

This dedicated phone line is available to all residents 24 hours a day, 7 days a week, including evenings, weekends, and holidays. It is intended for emergencies that require immediate action to protect your safety, prevent damage to property, or restore essential services.

Please use the Resident Emergency Line for urgent issues such as:

  • No heat (especially in cold weather)
  • Flooding or major water leaks
  • No hot water
  • Complete power outage in your unit or building (not due to a known utility outage)
  • Emergency responder access (e.g., fire, ambulance, or police need help entering)
  • Fire, fire alarms, or smoke detector concerns
  • Safety or security threats in or around the building
  • Odor of natural gas
  • Someone stuck in an elevator
  • Fights or domestic disputes that may affect the safety of residents
  • Loud or disturbing noise that disrupts peace and quiet
  • Locked out of your suite (if applicable under building lockout policy)
  • No working toilet, if there is only one bathroom in your unit

These examples represent issues that cannot wait until the next business day to be addressed. Please use your best judgment and contact the line when a situation is urgent.

If there is an immediate threat to someone's health, safety, or life, always call 911 first. Fire, police, or medical services are best equipped to respond quickly to life-threatening emergencies.

Please note that the Resident Emergency Line is for urgent issues only. Non-urgent concerns such as appliance repairs, maintenance scheduling, or minor issues should be submitted through the Resident Portal or reported to the office during regular business hours.

As a resident, you can help by:

  • Turning off the tap while brushing your teeth or shaving
  • Running dishwashers and laundry machines only with full loads
  • Reporting any leaky faucets, running toilets, or dripping taps immediately
  • Taking shorter showers whenever possible
  • Using cold water when washing clothes

Waste Reduction & Recycling

Being mindful about waste helps keep our building clean and environmentally responsible.
Here’s how you can contribute:

  • Sort your waste into the appropriate bins (garbage, recycling, and compost where applicable)
  • Rinse containers before recycling to avoid contamination
  • Break down cardboard boxes to save space in recycling bins
  • Avoid single-use plastics when reusable alternatives are available
  • Use reusable bags, containers, and water bottles whenever possible

Please refer to posted signage or contact the office if you're unsure what belongs in each waste stream. We also encourage residents to donate gently used household items or clothing to local charities rather than sending them to landfill.

Energy Efficiency Starts at Home

Saving energy not only reduces emissions—it can help create a more comfortable, cost-effective home.

Here are some easy ways to reduce your energy usage:
Turn off lights, electronics, and appliances when not in use
Use natural light during the day whenever possible
Set your thermostat to an energy-saving range, especially when you're away
Close windows and blinds on hot summer days to reduce cooling needs
Unplug chargers and small appliances when not in use, as many draw power even when turned off

If your unit has individual heating and cooling controls, please use them mindfully and keep doors and windows closed when the system is running.

Preventative Maintenance for Peace of Mind

In addition to responsive repairs, we also follow a proactive preventative maintenance program. This means we routinely inspect and service key building systems—such as HVAC, elevators, plumbing, fire safety equipment, and ventilation—to help prevent issues before they happen.
Preventative maintenance not only extends the life of the building’s infrastructure but also minimizes disruption for residents by avoiding unexpected breakdowns or emergency repairs. Our approach is about being forward-thinking and preserving the overall quality and safety of your home.

Maintenance Partners & Materials

We take pride in using locally sourced and high-quality materials whenever possible in the maintenance, renovation, and improvement of our buildings. By choosing local suppliers and manufacturers, we support our regional economy, reduce transportation emissions, and ensure that the materials used in your home are well-suited to the local climate and building standards. 

As with many buildings constructed prior to the mid-1990s, there is a possibility that some materials in properties constructed before mid-1990 may contain asbestos. These materials were commonly used in a variety of construction applications and, when undisturbed, do not pose a health risk.  In Canada, regulation pertaining to the testing, disclosure, and treatment of buildings that may contain asbestos varies from province to province.   In Ontario, for example, regulation requires property owners to identify any material in buildings which contain or may contain asbestos, and to notify employees and occupants. The purpose of the regulation is to protect workers and occupants when renovations or major repairs are done in homes, apartments, or commercial space. Precautions are required before the relevant building materials are drilled, ground, broken, cut, vibrated or sanded.  Materials in buildings which may be subject to precautions (because they contain or may contain limited amounts of asbestos) include the following: vinyl floor tiles, drywall joint compound in the drywall walls, stucco wall plaster, ceiling stipple and ceiling tiles. Those materials are all non-friable, in other words they do not crumble under hand pressure. Medical experts agree that non-friable asbestos containing materials pose no health risk unless they are being ground or sanded or otherwise worked on. 

At Hazelview Properties we are taking the appropriate measures to comply with building material regulations. We want to assure you that your safety is our top priority. Any construction, renovation, or maintenance work that may disturb materials suspected of containing asbestos will be assessed in advance, and we will follow all necessary testing, abatement, and safety procedures in accordance with government regulations and industry best practices.
